We worked with one Landlord in Sheffield recently, where they set out their preferences. An investor looking for a buy-to-let property, we went with the client to the sales viewing to advise on renovation works and potential rental income. We helped the Landlord find a property in S64. It was in dire straits but had huge upside potential. The property was on the market for £42,000 but we advised it could rent for £625pcm. 

When the property was one week away from completion, we added the property to the website advertising as ‘coming soon - register your details today’. 

The day the work was finished we did an open house of 18 viewings and the landlord had 7 applications to choose from! The ideal tenant was picked, credit-checked and referenced within 5 days and the keys were collected 2 days after. The new tenant is paying £625pcm, and the best part is the property is now worth £85,000! 

From the start of the completion to having a tenant move was as quick as 3 weeks.
