For first-time landlords

If you’re new to the rental market, the volume of information can become overwhelming at times. Full management is what you need, so why not use property experts you can trust to help you?

Legislation is strict with multiple requirements for letting out your property. For example, certification runs with different time scales: annually, every 2 years, every 5 years – and these checks, such as gas safety certificates and electrical checks, need to be kept up to date to legally comply with lettings legislation – and penalties for no-compliance can be severe.

Rent collection takes place monthly and the vast majority of tenants will pay in full on time. However, those who don’t pay in full and on time need to be chased and clearly informed of the possible consequences of non-payment. The same can be said for maintenance issues. Reliable tenants will report this via the Fixflo app as well as informing the branch they signed a tenancy with, but our teams also perform routine inspections across the board – just in case your tenants have missed anything which needs addressing.

Another important piece of documentation which needs carefully looking after is your tenancy agreement. This need to be correct and up to date with the right clauses, and rent increases should be looked at annually. This isn’t to say that these increases are always implemented, but our teams will always check the most recent market conditions to suggest the most appropriate rental figures.

Between tenancies, our agents will also feed back any maintenance work that is required and use our extensive network of contractors to schedule and complete the job quickly, therefore minimising void periods and increasing your return on investment. Deposit returns and possible deductions are dealt with too, meaning you don’t have to worry about this commonly tricky area for complaints.
